General Information

The primary purposed of the assessing process is to ensure that all property within the Town of Northwood  is assessed fairly and in accordance with the New Hampshire laws governing taxation. Toward that end, the Town conducts various practices to ensure an equitable distribution of the tax.

The Board of Selectmen, per NH statute, serve as the Town's assessors, and the Board contracts with Brett S, Purvis Associates to perform its asessing duties. The Town of Northwood is charged by State law with discovering, describing, and valuing real property for taxation purposes. 

Tax Rate Information

The Town's current Property Tax Rate is $23.20 per thousand dollars of property value.  

The Tax rate breaks down as follows:

Town Rate - $3.84
Local School Rate - $15.92
State School Rate - $2.41
County Rate - $1.03

The equalized assessment ratio set by the State is 103.4%.

Services 

Property assessment cards: Assessment cards and records  are viewable via the public use computer located in the Administration Office. Hard copies of cards may be purchased for $1.50 per card. There is no charge for a resident requesting a copy of their own individual property card.

Property Files:  The Administration Department maintains all property records.  All files are public record and contain assessment cards, deeds, and other documents related to the particular property. 

Tax Maps: The Town of Northwood contracts with Cartographic Associates to create and maintain the  Town's tax maps. The maps are available for viewing in the Documents and Forms section of the Town's website or in the Administration Office. Copies are also available for purchase.

PROPERTY TAX EXEMPTION INFORMATION

ELDERLY EXEMPTIONS are available to Northwood residents over 65, who have been a resident of NH for at least 3 consecutive years, who meet certain income and asset criteria.

BLIND EXEMPTIONS are available to Northwood residents who meet certain statutory qualifications.

A VETERAN'S CREDIT is available to Northwood residents who meet certain statutory qualifications.  This credit is also available to surviving spouses.

SERVICE-CONNECTED DISABILITY EXEMPTION is available to Northwood residents who have suffered a   total and permanent service-connected disability, or who are a double amputee or paraplegic because of a service-connected injury, or are the surviving spouse who has not remarried.

DISABLED EXEMPTIONS are available to Northwood residents who are on Social Security for Disabled Persons under Title II or XVI of the Federal Social Security Act.

SOLAR EXEMPTIONS are available on real property equipped with a solar energy heating or cooling system. The exemption shall be in the amount not to exceed 75% of the cost of the solar energy heating or cooling devices installed for these purposes.

WIND POWERED EXEMPTIONS are available on real property equipped with a Wind Powered Energy system. The exemption shall be in an amount not to exceed 75% of the cost of installing the system.

WOOD HEATING EXEMPTIONS are available on real property equipped with a wood burning energy system which exemption shall be in an amount of 75% of the cost of the system.

Land dedicated to open space may qualify for CURRENT USE TAXATION or for a CONSERVATION EASEMENT.
